Complete speculative refurbishment of two floors of a 1980’s office building on the Avenue de la Grande Armée in Paris for a UK based property develloper. The challenge of the operation was the limited floor to floor height, bulky air conditionning installation and lack of natural day lighting. The building had to cater for the needs of the internet industry – the developper’s number one target for future tenant/buyer.
The AC ducting was reorganised into a more compact central distribution diagram allowing the suspended ceiling to be significantly higher over the main open spaces and stepped up to meet the facade allowing more natural light deeper into the plan. A raised floor was installed throughout – lifts and landings adjusted to the new levels.
PHASE II
Tenant fit-out for an internet startup campus. The tenant brief was adapted to the refurbishment project taking full advantage of quality of space gained:
• organisation of open plan zones with space planner
• network cabling
• creation of reception, server room, meeting rooms, kitchen and coffee areas.
